The Regional Facility Manager – Retail is responsible to bring best-in-class workspaces, facilities and amenity services that align with Schwab’s mission, values, and objectives.  Facility Managers are responsible for the structure of our buildings, our surrounding property, our building interiors, and customer service to our occupants.  Our firm is continuously transforming our workspace with facility management as the key to enabling fellow employees to work the way they work best. 

Schwab Corporate Real Estate (CRE) is a highly collaborative department where facility managers partner with Sr. Facilities Managers, Portfolio, Design, Construction, and Security teams representing multitude of cross functional lines of retail and corporate businesses within the assigned real estate portfolio.  

This opportunity is in our Southeast region with oversight of approximately 30 locations.

What You’ll Do:

  • Builds relationships with Retail branch leaders and staff within an assigned region.
  • Conducts regular on-site property inspections completing reports, up-loading photos, and creating work orders as necessary.
  • Connects with Schwab branch managers regularly, to ensure all needs are met.
  • Accountable for front line enforcement of Schwab branding requirements and assist Retail management with compliance of branding.
  • Provide direction to Facility Coordinator staff and vendors responsible for completing preventative maintenance, corrective repairs, and general services to assigned branch locations.
  • Frequently review work order status reports to ensure service level agreements with vendors are being met, and proactively identify trends to manage service levels.
  • Partners with Security and Business Continuity on actively monitoring and responding to emergency, disaster and weather situations affecting branch closures.
  • Manages relationships with landlords and, property managers, and associations ensuring compliance with the lease agreements.
  • Scope and prioritize future branch projects as requested by CRE Analytics.
  • Works closely with Design and Construction on retail project plan development to include red-line reviews and attending regular project meetings through punch list completion.
  • Responsible for project tasks including move management, opening day activities, and decommissioning of dispositioned locations.
  • Oversees Independent Branch Services temporary space set up and operations with on-site property management responsibilities of IBS Soft Openings
  • Accurate and timely preparation of vendor invoicing to ensure proper payments are made following Schwab vendor management and accounts payable policies.
  • Participate in quarterly business reviews evaluating vendor performance.
  • Manage branch beverage services which includes coordinating the installation and maintenance of equipment and analyzing consumption trending.
  • Complete special administrative projects individually or as a part of a work group as needed.
  • Typical portfolio make-up consists of multiple retail buildings spread across a defined territory.
  • Reports to the Senior Manager – Facilities PL.

Requirements:

  • High school diploma or general education degree (GED) required.  Bachelor’s degree preferred with focus on business, technical or management.
  • Minimum of 4 years of related facilities management experience.
  • Experience managing multiple locations, highly preferred.
  • Overnight travel required – up to 40% or more.
  • Working in office 5 days per week.

Certificates & Licenses:

  • Facility management certification and designations valued (CFM, RPA, FMA) – not required.

Communication Skills:

  • Ability to comprehend and analyze basic business documents.  
  • Respond effectively to normal and moderately sensitive issues applying appropriate tone. 
  • Demonstrated developing ability to write reports, procedures, process documents and articles with limited input from manager. 
  • Comfortable in presenting basic topics to peers. 

Reasoning & Judgement:

  • Experience in solving moderately complex problems and deal with a variety of options in situations maintaining composure and professionalism.  
  • Learning to draw upon the opinions and diversity of others before making recommendations that have a direct impact on the company.  
  • Normally understands own limitations and frequently seeks guidance on matters to minimize risk and thought validation.

Other Skills & Abilities:

  • Basic skills with Microsoft Office Suite. 
  • Proficient using CMMS, CAFM and project planning software.
  • Awareness of architectural, electrical, and mechanical systems. 
  • Developing knowledge of contracts, leases, and related legal documents. 
  • Comfortable multi-tasking, staying calm under pressure and understanding results are expected.
  • Willingness to be available after hours and in emergency situations.

In addition to the salary range, this role is also eligible for bonus or incentive opportunities
