Schwab Corporate Real Estate contributes to the success of the company by providing superior brand and business positioning for Schwab across corporate office and retail branch locations. The group effectively and efficiently manages the transactional operations of the firm’s portfolio of properties including the selection and negotiation of future and existing real estate sites.

The Real Estate Transaction Manager (Individual Contributor) will be responsible for the transaction management of real estate activity for a leased portfolio consisting of retail and office locations across the United States.

Daily responsibilities include:

  • Execute the strategy defined by Schwab leadership.
  • Monitor critical lease dates and report transactional progress.
  • Review and negotiate new and existing leases, renewals, extensions, relocations, buyouts and subleases.
  • Perform market research, property evaluations, and existing lease analysis for renewals (market rents, lease terms, current conditions, property ownership).
  • Conduct market surveys, site selection tours, and negotiations.
  • Prepare Letters of Intent and Requests for Proposals, Notices, and Lease Execution Packages.
  • Coordinate and communicate with attorneys and partners across construction, design, property management, lease administration, finance, and strategy.
  • Engage and manage brokers, as required, for select lease transactions.
  • Communicate with Landlords to negotiate renewals and resolve disputes.
  • Attend regular internal and project conference calls.
  • Perform administrative and reporting tasks.
  • Minimal travel required.

You will be required to proactively evaluate and execute the necessary transactions to position the firm for successful negotiations. You consistently demonstrate qualities including analytical ability, effective time management, sound judgement, independence, initiative, problem-solving, leading small groups, real estate knowledge, strong transactional skill base, understanding of leases and lease provisions, and excellent written and verbal communication skills. Your skills include the ability to clearly present facts and issues to stakeholders and build positive relationship with external parties. You are motivated to take something strong and make it better and enjoy taking thoughts and turning them into action.

Required Qualifications:

  • Minimum BS / BA required; business-related disciplines (or relevant business experience): business, real estate, finance, law.
  • Minimum of 5 years of experience personally managing commercial real estate negotiations.
  • Hands-on experience researching commercial real estate market information including rental or sales comps, available properties, trade areas and property conditions.
  • Strong familiarity with commercial real estate and lease terminology, structures, and provisions.
  • Detail-oriented and analytical nature with problem-solving ability.
  • Capability to consistently manage multiple complex tasks.
  • Strong customer service and negotiation skills.
  • Strong computer skills which may include use of Microsoft Office Suite (including Excel, Word, PowerPoint and Outlook), Costar, LoopNet and databases.
