The Facility Operating Engineer - Level 3 is responsible for expertise in the safe and efficient operation, maintenance, troubleshooting, and repair of mechanical, electrical, plumbing, and building systems across Schwab campus facilities. This role works closely with Facility Managers, vendors, and engineering teams to ensure optimal performance and reliability.

Key Responsibilities:

  • Troubleshoot, diagnose, and perform preventive and corrective maintenance on mechanical systems (air handlers, cooling towers, chillers, boilers, VAVs, FPBs, water treatment). 
  • Operate and maintain critical facility infrastructure, including generators, UPS, battery systems, ATS, and building control systems.
  • Respond to facility service requests and work orders promptly, minimizing disruption to employees.
  • Adjust and retrieve data from BAS software to resolve comfort and mechanical calibration issues.
  • Work independently with minimal supervision.
  • Perform daily rounds and record readings of building systems.
  • Administer work orders in CMMS with accurate details, photos, and attachments.
  • Order and maintain inventory of parts and supplies for repairs, maintenance, and installations.
  • Participate in incident response activities.
  • Oversee vendor work during maintenance or repairs to ensure compliance with company standards.
  • Maintain current building plans, equipment specifications, manuals, and maintenance logs.
  • Pass competency-based exams on equipment operation.
  • Complete all required safety and compliance training.
  • Perform additional duties as assigned by the Technical Facility Manager.

Required Qualifications

  • 6+ years of facility engineering and maintenance experience.
  • 4 years critical facilities operations experience.
  • High school diploma or general education degree (GED).
  • Able to walk and stand for extended periods; capable of reaching, climbing ladders, balancing, stooping, kneeling, crouching, and crawling in confined spaces.
  • Ability to regularly lift up to 50 lbs and occasionally move up to 100 lbs.
  • Willingness to travel to other sites as needed, including occasional overnight stays and weekends.
  • Availability for after-hours emergency calls, weekend/holiday shifts, and flexible scheduling.

Preferred Qualifications

  • Experience working on Class A commercial buildings.
  • Strong working knowledge of Mechanical, Electrical, and Plumbing (MEP) systems, including commercial kitchen equipment.
  • Understanding of system design and operational sequences for critical equipment.
  • Skilled at reading and interpreting blueprints, schematics, electrical distribution, and one-line diagrams.
  • Proficiency with CMMS platforms and standard Building Automation Systems, including mobile technology.
  • Universal CFC certification and valid electrical or mechanical license.
  • Certifications or completed degree programs from accredited trade schools or mechanical vendors (e.g., York, Trane).
  • Ability to handle small lifts, ladders, and work at heights exceeding 100 feet.
  • Proven ability to solve complex problems, evaluate options, and maintain professionalism with minimal supervision.
  • Demonstrated success applying common sense when following written, oral, or diagrammed instructions.
  • Skilled at organizing and prioritizing tasks, resolving issues under pressure, and making sound decisions consistently.
  • History of seeking diverse input before making recommendations impacting the organization.
  • Ability to interpret instructions, correspondence, and email inquiries clearly.
  • Skilled at explaining mechanical, electrical, and plumbing issues in simple terms.
  • Proven experience writing routine correspondence, logging notes, and providing CMMS status updates.
  • Effective communicator in one-on-one and small group settings with customers, clients, and employees.
  • Experience responding to inquiries and complaints professionally.
  • Proficiency in Microsoft Office Suite.
  • Desire to continue Building Science education with a focus on electrical or mechanical operations.
